Question: How do you satisfy two property owners and two tenants within two days?

This article explains how Master Real Estate efficiently solved a complex issue to create a win-win-win situation for all parties involved.

 

Situation 1: A Bondi Junction landlord on Master’s books wanted to renovate his 2-bedroom apartment immediately, but the current tenants held a lease for the next 3 months. He was hoping for the earliest vacate date possible.

 

Situation 2: The Bondi Junction tenants, a beautiful professional couple, had just got married and were returning from their honeymoon faced with entering a challenging Sydney rental market at the onset of winter.

 

Situation 3: A prospective landlord had her Kensington 2-bedroom apartment vacant with another agency, who had failed to receive an application in almost 5 weeks of listing. She wanted her property tenanted, and fast.

 

Enter Master Real Estate, who joined the dots, and just five days after initial contact with the Kensington owner had secured a long-term lease at the full asking price.

 

So how did they do it?

Thursday night: The Kensington owner contacts new business development manager Dan de Nardi to find out more about Master Real Estate and explain the situation with her current agency. Dan speaks about Master’s specialised property management services and sends her further information.

 

Friday: Dan follows up with the Kensington owner to see if she’d be interested in meeting in person.

 

Saturday morning: Dan and Master Real Estate director Alex Tinsley drive over an hour to meet with the owner at 9am so as to work around their planned inspections. The positive meeting goes for 1.5 hours, the owner explaining that her current agency had an open-home planned that morning and she’d let us know later how it went.

 

Saturday afternoon: The Kensington owner notifies Dan that, once again, the other agency failed to have anyone show up for the inspection and asks if Master Real Estate could step in to help. Dan and Alex hustle hard to get photos and professional copy together to blast their tenant database and initiate a soft advertising campaign that wouldn’t interfere with the other agency.

 

Sunday: Alex comes up with a creative idea that ties in the Bondi Junction and Kensington situation.

 

Monday: Dan contacts the Bondi Junction tenants to see if they’d like to view the Kensington apartment as a quick solution to having to find a new place to live and sends them the property details. Dan also fields several other enquiries from Master’s tenant database.

 

Tuesday morning: The tenants get back to Dan and indicate they can only view the property after work that day. Dan contacts the owner’s agency to arrange keys and drives to the property for a 6pm showing, agreeing to return the keys before 9am the next day.

 

Tuesday evening: The tenants view the apartment, fall in love with the extra space and amazing city views and - following Dan’s advice and opinions on the challenging current rental market - submit an application that very night to start a lease the following week.

 

Tuesday night: Dan notifies the Kensington owner about the application. To say she was impressed is an understatement! Her current agency had almost five listing weeks with full real estate marketing portals at their disposal; Master Real Estate got the job done within two days of gaining approval.

 

Wednesday morning: Alex notifies the Bondi Junction owner that the tenants would be vacating the following week and he could begin his renovations, rather than wait almost three more months. We just leased the property at $175pw more than the previous tenants - that's almost an extra $10,000 a year for the landlord. To say he was impressed is an understatement!
